Inventory

The inventory is an essential document which accurately and fairly records the condition of a property and/or its contents for easy reference by landlord, tenant and agent. Our inventories provide a guide for the tenant to maintaining the property during the tenancy period

Each new tenancy requires an inventory as an impartial source to establish condition of a property pre and post tenancy occupation. This is an effective guide by which all parties involved can assess condition and extent of liability in a fair and unbiased manner. It is a legally binding document between the Landlord and Tenant and is credible proof in the event of litigation.

Check In

At the beginning of a tenancy we will guide the tenant through the inventory step by step in a detailed but easily understandable way.

During this process we will point out any defects to indicate condition of the property. The level of cleanliness will be recorded in general with particular attention to walls, floors, windows, appliances and sanitary ware.

The property's gas, electricity and water utility meters and readings are recorded where applicable. Keys will be recorded and handed over to the tenant on behalf of the landlord. The tenant's signature is taken to verify their acceptance.

Check Out

At the end of a tenancy we will compare the current state of the property with the in-going inventory and the check-in. A detailed and accurate report is made of our findings. A fair assessment can be made regarding the tenant's liability. Final utility readings will be taken and listed on the report including a record of keys returned.

Interim Inspection

Periodic inspection of property whist tenant in occupation to provide Agent and Landlord with a summarised report on the general condition of the property.
